Our home inspection was intended to hire a company. Since we and our girlfriend had no knowledge of this, we looked for data comparing prices (must be economical and good), we chose Humaninspection 👷 because there was a good review and reasonable price, and there was a promotion for 500 baht. 😀😄
The house examination is divided into 2 rounds.
Cycle 1 will check all systems.
- Structural inspection
- Electrical inspection, lighting, inside and out
- Inspection of plumbing and sanitation work;
- Check for seepage problems (e.g. bathroom, aluminum, roof)
- Inspection of architecture (e.g. wall work, paint work)
- Check flooring (e.g. laminated flooring, tile flooring)
- Check the external fence.
- Check the home waste treatment system.
During the examination, we and our girlfriend followed, asking what problems there are here, and how to fix them. Here we look a little fussy, secretly considerate of his brother, but our home is curious about everything. 😂
After the first round, the company sent the project engineer a report and sent us a report, giving us a common problem.
Pending editing, we checked the project, and the technician updated us regularly on what we would do today. When to make an appointment for the editing team 🕦
After the editing project is completed,
The second check will check if the project correction has been completed. The second round still has something a little neat, but it is in the criteria we received. ✅
After 2 rounds of examination, the company has sent us a manual for the care of the whole house. In the manual, there will be detailed instructions and precautions. Very pleasant and impressive. 🧡

หลายคนถามเราเรื่อง Human Inspect กับคำว่า “inspect” เลยขอมาเล่าเพิ่มแบบอ่านจบแล้วเอาไปใช้ได้จริงค่ะ 1) “inspect” แปลว่าอะไร? แล้วเกี่ยวอะไรกับการตรวจบ้าน/คอนโด คำว่า inspect แปลตรงๆ คือ “ตรวจสอบ/ตรวจเช็กอย่างละเอียด” ซึ่งเข้ากับงานตรวจรับบ้านมากๆ เพราะไม่ใช่แค่เดินดูด้วยตาเปล่า แต่เป็นการตรวจเป็นระบบ พร้อมเครื่องมือ และมีรายงานให้ยื่นกับโครงการได้ 2) ก่อนนัดตรวจรับ (บ้าน/คอนโด) เราเตรียมอะไรบ้าง - ขอใบนัดตรวจรับและเวลาที่เข้าห้อง/เข้าบ้านได้แน่นอน (สำคัญ เพราะการตรวจละเอียดใช้เวลาพอสมควร) - เตรียมปลั๊กพ่วง/ที่ชาร์จมือถือ/ปากกาไว้จด (วันจริงข้อมูลเยอะมาก) - ถ่ายรูปเลขมิเตอร์ น้ำ-ไฟ และสภาพพื้นที่ส่วนกลาง/หน้าบ้านไว้เป็นหลักฐาน - ถ้าซื้อคอนโด ให้เช็กกติกานิติฯ เรื่องการจอดรถ/การใช้ลิฟต์ขนของในวันตรวจด้วย 3) สิ่งที่เราอยากให้โฟกัสเป็นพิเศษตอน “ตรวจรับคอนโด ปทุมธานี” (หรือโซนไหนก็ใช้ได้) คอนโดจะมีจุดที่เจอบ่อย เช่น - ห้องน้ำ: น้ำซึมตามขอบกระจก/ยาแนว/พื้นเอียงไม่ลงท่อ ทำให้น้ำขัง - หน้าต่าง/อลูมิเนียม: ทดลองฉีดน้ำหรือจำลองฝนตก แล้วดูรอยรั่วซึมตามวงกบ - ไฟฟ้า: ลองทุกสวิตช์ทุกเต้ารับ ดูตู้คอนซูมเมอร์และการทำงานของเบรกเกอร์/RCD - แอร์/ท่อน้ำทิ้ง: เช็กการไหลและคราบน้ำย้อน (บางทีเห็นช้าแต่สร้างความรำคาญมาก) - พื้น/ผนัง: โพรงกระเบื้อง สีด่าง รอยแตกมุมเสา-คาน (ถ่ายรูปเก็บไว้ทุกจุด) 4) ทำไมการตรวจ 2 รอบถึงคุ้ม รอบแรกคือ “หาให้เจอ” และทำรายการให้โครงการแก้ แต่รอบสองคือ “ยืนยันว่าซ่อมจริง” ของเรารอบสองยังมีจุดเล็กๆ ที่ไม่เป๊ะ 100% แต่พออยู่ในเกณฑ์รับได้ก็จะตัดสินใจง่ายขึ้น เพราะเห็นหน้างานกับตา ไม่ต้องเดาเอง 5) ทริคเล็กๆ ตอนเดินตามทีมตรวจ (จากประสบการณ์เรา) - ขอให้พี่ๆ อธิบายแบบสั้นๆ ว่า “จุดนี้กระทบอะไรในอนาคต” จะได้รู้ว่าอะไรต้องแก้ทันที vs อะไรรอได้ - ถ่ายรูปคู่กับตำแหน่งจริง (กว้าง-แคบ) และขอเลขรายการในรายงาน จะตามงานกับช่างง่ายมาก - ถ้ามีการขึ้นฝ้า/ดูใต้หลังคา หรือบินโดรนดูหลังคา (เช่นหลังคาเมทัลชีท) ให้ขอดูรูปประกอบไว้ เผื่อคุยกับโครงการภายหลัง หวังว่าท่อนเสริมนี้จะช่วยให้คนที่กำลังหาข้อมูล “ตรวจรับคอนโด ปทุมธานี” หรือสงสัยคำว่า inspect ตัดสินใจและเตรียมตัวได้มั่นใจขึ้นนะคะ
