「賃貸 壁紙剥がれた 退去費用」で調べて不安になる人、多いと思います。私も“下地が見えるレベル”の写真（子どもの落書き＋猫の爪とぎでボロボロ）を見て、正直ヒヤッとしました。結論、退去費用を増やさないために大事なのは「原状回復の考え方を知る」＋「これ以上悪化させない」の2つでした。 まず原状回復は、ざっくり言うと“普通に暮らしてできる劣化（経年変化）”は借主負担になりにくく、故意・過失、使い方が悪くてできた傷や汚れは負担になりやすい…という考え方。猫の爪とぎ跡や、子どもの落書き、尿ハネの黄ばみ、家具をぶつけた破れなどは、どうしても「注意していれば防げた」と見なされやすい印象です。だからこそ、悪化する前に“守る”のが一番コスパが良いと思いました。 そこで役立ったのが壁紙保護シート。選ぶときのポイントは3つ。 1) 反射しないマットタイプ ツヤツヤだと「貼ってます感」が出て、部屋が安っぽく見えがち。マットだと壁紙になじんで、来客にも気づかれにくかったです。 2) 剥がせる（原状回復しやすい） 退去時にシートが剥がれない・ベタつきが残ると本末転倒。商品説明で「賃貸OK」「剥がせる」「糊残りしにくい」系の表記を確認しました。 3) 貼る場所を“被害が出やすい面”に絞る 全面に貼るより、まずは被害ゾーン優先がラクでした。私のおすすめは、玄関（泥はね・手垢）、リビング（猫の爪とぎ・落書きゾーン）、トイレ（尿ハネ防止）、キッチン（油はね・水はね）。 貼る前にやって良かったのは、壁のホコリ取り→軽く脱脂→目立たない場所で小さく試し貼り。これだけで失敗が減りました。 最後に、「警告 壁紙」みたいに“こうなる前に貼れ！”状態になる前が本当に大事。退去費用って数万円単位になることもあるので、数千円の予防で安心を買うのが、私はいちばん現実的でした。
