Things to prep for HDB resale completion! 🏠
With our completion date just 4 days away, here are some things we had to do / prepare before our completion appointment with HDB:
1. Set up a SP utilities account. We did this via the SP app, and it took less than 5 mins! Remember to do this in advance to avoid delay in your reno!!
2. Apply for FWD fire insurance and print out the certificate of fire insurance. The policy commencement date should start on your completion date. I didn’t know fire insurance was so cheap ($5-6 per annum), and I was expecting it to be a few hundred 😂 we added on home insurance too!
3. Get your cashier’s order if you have any outstanding payments. For us, it was the COV 😭 We checked with our HDB officer if it was possible to submit more than 1 and she said we could. So instead of transferring the $ to one of our accounts, we split the payment equally and got 2 cashier’s orders. This would make it easier to track our finances if anything happens, but then the downside is that we had to pay the $5 admin fee twice 🥲
4. Bring all 10 pages of your original OTP!
5. Physical NRIC of both buyers
6. Be ready to paynow the remaining property tax to the sellers / their solicitor

Of course there are more things to settle after the completion appointment such as changing your address, applying for GIRO payment for S&CC, and buying pineapple 🍍😂

First, always double-check your Original Transfer of Property (OTP) document to ensure you bring all original pages, as HDB appointments require the complete set to avoid delays. Another important aspect is timing your fire insurance policy correctly. It should start exactly on your HDB completion date, so coordinating with your insurer a few days in advance helps prevent any coverage gaps. I also learned that splitting cashier's orders can aid in financial tracking but be mindful of potential administrative fees for multiple orders. It’s worth discussing with your HDB officer beforehand for recommendations. Post-completion, don’t forget to update your address officially and arrange for GIRO payment setups for your Service & Conservancy Charges (S&CC) to avoid missing payments. Lastly, it might sound trivial, but setting up your utilities accounts early speeds up renovation and moving-in processes. I used the SP app, which was quick and hassle-free. Preparing thoroughly and organizing these tasks not only reduces stress but also makes your completion day and settling in much smoother and more enjoyable.
