The Kip House in Berkeley, on the market for the second time ever. Circa 1952 by Donald Olson. Listed by @annabellomo at @district.homes I’ll be hosting the open house this Sunday 1-3pm… come see a piece of architectural history, and read more about the Kip House in yesterday’s NYT :)

MOISTURE MANAGEMENT No, it’s not fun to find that significant moisture is entering your home’s subspace…but it can be solved! I recommend incremental solutions over time, if the source of the water isn’t obvious. Downspout extenders first, then more expensive and invasive solutions 💦

A modern foundation will sit tall above grade, have a straight stem wall at both the interior and exterior, and has a spread footing - like an inverted T. Seeing the stem wall extend above grade tells you immediately that it’s been replaced

Not a shared wall, but two walls abutting one another. The maintenance and retrofit challenges abound… You might see mastic overlapping the parapet on one property and extending up the side of the other to waterproof the tiny gap between. That’s on high density living !

As a life long River Girl I can’t believe it, but I’ve been scheming and saving in secret and — I bought a house on the river 🥹 this is a vacation home for my family, hopefully for the rest of our lives and our future children’s lives. Yes, it’s been known to flood and needs a roof and maybe to be

Hog wire is such a simple and easy to diy fence, works as a trellis and is perfect in a front yard 🫜 but not on a balcony because it can be climbed too easily!

The number one thing buyers tell me they’re looking for is a house with two bathrooms. But sometimes, it’s more cost effective to just add your own :) - take note of the location of wet walls - map what’s on the side - consider what “fall” the waste line will have to the street, and if an eject

Roof trusses, a framed roof system that can be cheaper to assemble and carry a greater load between bearing walls, while being lighter weight or requiring less lumber. Sometimes prefabricated off site, but in this instance, assembled on the ground on site and then installed 🪵🪜
