4RM resale HDB for 458k only?? 😲

tldr of the post;

We met agent A through a recommendation and decided to sell our 3rm resale house with him due to his determination to sell our house at a decent price. The house managed to be sold at 455k *(with cov), which exceeded our expectations and also ended up the highest transacted price within the block. 👍🏻

After we went to hunt for our new house and view flat "Windy", we had small issues with it at first but still ended up choosing it. We nearly missed our chance as there were buyers coming to view the house, but we stopped it by offering at 460k. However, agent A managed to close the deal at 458k! 😯

*(Do take note that we are able to get this price as the house is actually q old and still in original condition from 1970s meaning needs full reno)

We are thankful for his effort and met him at the right time. for those who want to sell or rent their house, do like me know if you like Agent A contact! (but i need to seek his permission first!)

📍 The biggest takeaway is to find a RE agent that puts their clients first and acts in their best interests for them as well.

psa: This is not an ad for agent A, nor is there any commission. This is pure sharing on my experience selling & buying an HDB, and he doesn't know I do writing in my free time 🤣

We can't wait to get our key and start on our #renovation journey! So, do keep a lookout on this page!

Editors note: I'm so sorry for those who view the earlier photo, my agent corrected me that our purchase flat was closed at 458k (wif no cov) and also put a psa that our sold flat was at 455k (wif cov)

Apologies for the incorrect information. I was doing this in the early mornings! 😣

... Read moreFrom my experience, selling and buying HDB flats in Singapore requires patience and the right agent who truly understands your needs. When we decided to sell our 3RM flat, which was in its original 1970s condition, it wasn’t easy because older flats usually face challenges attracting buyers without renovation. However, having an agent who carefully analyzed our financial situation and market conditions made all the difference. He confidently assured us that we could secure a decent price, and indeed, we sold higher than expected at $455K including the condition on valuation (COV). House hunting for a 4RM resale flat on a budget can be tough, especially in sought-after locations. We prioritized finding a flat that was spacious enough, had two bathrooms, was a corner unit, and within a $450K to $480K budget. After viewing several options with compromises on either floor level or size, we found a well-ventilated 'windy' flat we liked despite minor concerns. Knowing the competitive nature of the market, we acted fast, placing an offer of $460K to stop further viewings. Thanks to our agent’s negotiation skills, we closed at $458K, slightly below our offer. One critical takeaway is to look for real estate agents who prioritize clients and provide honest guidance tailored to individual financial situations. Also, understanding current market trends and buyer behaviors helps in timing the sale and purchase for best results. For anyone upgrading from 3RM to 4RM in today’s market, especially with limited budgets and older flats, be prepared for thorough house viewings, possible compromises, and using strategic offers to secure your desired home. We’re now excitedly preparing for renovation and will continue to share updates and tips on this journey. If you’re considering selling or buying HDB flats, feel free to reach out for insights and referrals—good service is definitely worth sharing!
